DO I GET A COPY OF THE LEASE?
WE EMAIL YOU A COPY OF THE LEASE AND ANY ADDENDUMS SIGNED BY THE RESIDENT. AS YOUR PROPERTY MANAGER, WE SIGN THE LEASE AND ANY ADDENDUMS FOR YOU.
HOW MUCH SECURITY DEPOSIT DO YOU CHARGE THE TENANT?
THE SECURITY DEPOSIT IS EQUAL TO ONE MONTH’S RENT.

WE HOLD THE SECURITY DEPOSIT IN A TRUST ACCOUNT MANAGED BY AZ MARKETPLACE REALTY.
WHAT IF THE TENANT DOESN’T PAY ON TIME?
RENTS ARE DUE ON THE 1ST OF THE MONTH AND LATE BY THE 2ND. WE SEND OUT A 5 DAY NOTICE BY THE 3RD DAY (OR FOLLOWING BUSINESS DAY) TO BEGIN THE EVICTION PROCESS.
HOW ARE MAINTENANCE ISSUES HANDLED?
WHEN A TENANT SUBMITS A SERVICE ISSUE, WE SEND A WORK ORDER TO THE APPROPRIATE VENDOR.
HOW IS RENT COLLECTION HANDLED?
WE OFFER SEVERAL OPTIONS FOR RESIDENTS TO PAY RENT. THEY CAN PAY ONLINE VIA THEIR TENANT PORTAL. WE DO ALSO ACCEPT PERSONAL CHECKS, CASHIER’S CHECKS OR MONEY ORDERS WHICH CAN BE MAILED OR DROPPED OFF AT OUR OFFICE. WE ALSO HAVE A NIGHT DROP FOR AFTER BUSINESS HOURS.
HOW AND WHEN DO I GET MY OWNER DISBURSMENT?
THE FUNDS ARE DEPOSITED INTO THE OWNERS ACCOUNT ON OR BEFORE THE 15TH OF EACH MONTH. WE DO A SECOND OWNER DISBURSEMENT ON OR BEFORE THE 20TH OF THE MONTH FOR ANY LATE RENTS. MONTHLY STATEMENTS ARE EMAILED TO OWNERS MONTHLY, BUT ARE ALSO AVAILABLE TO OWNERS 24/7 VIA THEIR OWNER PORTAL.
