Thank you for your interest in leasing a home managed by AZ Marketplace Realty. We require that all prospective applicants meet the following criteria when submitting a rental application.
Please keep in mind that there may be more than one application submitted for the property you are interested in, when multiple applications are received they will all be processed and at the sole discretion of the manager, the most qualified applicant will be selected. Application processing is completed within 2 business days.

Application FeesApplication fees are $55.00 and are non-refundable. All adults 18 and up must complete their own separate application and pay the application fee.

Initial Move-in CostFirst month’s rent, 2% monthly admin fee, and rental tax if applicable, and a $250.00 non-refundable processing fee. Security deposit equal to one month’s rent. Refundable Pet Deposit if applicable is $375.00 up to 3 pets.

Security DepositFull security deposit is due within 24 hours of application approval. We reserve the right to require a higher security deposit.

CreditMust have positive credit history with no unpaid collections, judgements, and all accounts must be current. Fico score above 600. Bankruptcies must be discharged at least 6 months ago.

Rental HistoryWe verify at least 2 years of rental history. No prior evictions and no monies owed to a previous landlord.

IncomeApplicants must have a combined gross income equal to or greater than 3 times the monthly rent. You must submit one month worth of pay stubs or bank statements/tax return if your are self employed.

Pet PolicyPolicies on pets vary according to the homeowner. Please check the listing to determine if the property accepts pets.

Maximum Occupancy PolicyTwo (2) persons per bedroom.

Criminal HistoryApplicants must have no felony convictions that are less than 10 years old which involve violent crimes: drug related, burglary, arson, assault or battery, murder or any crime of violent nature. Felony DUI within 5 years. Applicants that are registered sex offenders will be denied. Management will review upon the request of the applicant additional information regarding felony conviction and will make a final decision on a case-by-case basis at the discretion of the Manager.
